As the market continues to readjust following the real estate boom that was seen during the pandemic, the Denver Metro housing market is experiencing relatively steady levels of home buying and selling. This slight slowing of the market is a sign that the housing market is re-stabilizing and providing buyers with more opportunities to find a home.

Denver is still a seller's market, but it is feeling more hopeful for buyers than just one to two quarters ago.

HOME PRICE APPRECIATION WILL CONTINUE
Nationally, home prices are projected to rise more moderately than last year, but aren't expected to fall. Prices are forecasted to climb by an average of 10.3% this year.

MORTGAGE RATES WILL RESPOND TO INFLATION
"If consumer price inflation continues to rise, then mortgage rates will move higher. Rates will stabilize only when signs of peak inflation appear. If inflation is contained, then mortgage rates may even decline somewhat."

Forecasts for home sales have been adjusted down this year due to higher mortgage rates softening demand.
The expectation is home sales will be more in line with pre-pandemic years.
