High demand and low inventory in Metro Denver's housing market continue to reach new records, proving that if you're a seller, there's never been a better time to sell than now.
At the end of last month, we had 2,316 homes for sale in the entire 11-county Metro Area Real Estate Market. For context, the 30 year average for listings at the end of January is 13,022. With such limited inventory, buyers have had to be creative, working with their agents to put their best foot forward. For sellers, this means multiple offers, with prices often going well over the asking price.
The skewed relationship between inventory and demand is ultimately not sustainable, and it's predicted that we'll start to see a shift in these numbers next year. In all likelihood, we're going to see interest rates increase (although not substantially), and we're eventually going to see that increase in inventory that's much needed for buyers.
